Legal Compliance

Minimum Energy Performance Standards / Minimum Energy Efficiency Standards

Under the Energy Act 2011, from April 2018 onwards, new changes will make it unlawful to let residential or commercial properties with an EPC rating of F or G, until their energy efficiency has been addressed.

DEC | EPC | ECO | ESOS

DEC: A Display Energy Certificate is required:

  • If the building is a frequently visited public building
  • If the building has a total floor area of over 500sqm
  • If occupied by local authority or any public used building

Along with a DEC certificate, a building must have Advisory Report.

EPC: An Energy Performance Certificate is a legal requirement for any property whether it is being leased, rented or sold.

ECO: The Energy Companies Obligation is an energy efficiency programme. ECO requires large energy suppliers to deliver energy to domestic energy users.

ESOS: ESOS stands for the Energy Saving Opportunity Scheme and is the UK Government’s approach to implementing Article 8 of the EU Energy Efficiency Directive.
