How Energy Audits Can Help You Determine How to Improve Your Properties Energy Rating

If you currently let your property, you may be aware that from April 2023 you will no longer be able to let your property if it holds an F or G EPC rating.

In April 2018, amendments were made to EPC requirements for landlords, known as the Minimum Energy Performance Standards (MEPS), also referred to as the Minimum Energy Efficiency Standards (MEES). The new changes made it unlawful to re-let residential or commercial properties with an EPC rating of F or G, until their energy efficiency had been addressed.

From April 2023, landlords will no longer be able to continue to let their properties which hold an F or G rating. Although April 2023 seems a long time a way, landlords should be conscious of the length of time it may take to make improvements to their properties to ensure compliance with the legislation.

If your property currently holds an F or G rated EPC, we can help you to determine the most cost-effective way to improve your properties rating, helping you to become compliant with MEES legislation.

We offer a variety of energy audit reports. Energy audits are in-depth reports which demonstrate energy saving areas within the property. The main aim of an energy audit is to underline the potential behavioural changes that will reduce a properties energy consumption. From these reports, energy savings can then be calculated alongside budgetary costings and payback period.

The most basic report that we offer is an Energy Performance Certificate (EPC) Review, which determines how you can improve the energy rating for your individual properties. Within this report, we primarily focus on building infrastructure to identify upgrades on areas such as lighting systems, heating systems and external building fabric.

Our most in-depth report is the Energy Plus Audit, which is produced around four individual modules of energy and environmental efficiency. The four modules are:

  • Building infrastructure and property energy consumers
  • Water reduction
  • Behavioural training
  • Waste

Within the audit, we can include as many of the modules as you desire.

Each report that we offer includes the savings associated with each upgrade both financial and consumption, along with indicative industry costs for installation and payback periods. All our prices include a full site survey, a 3D model of the building and the completed report of your choice.
