What is a floor plan?

A floor plan is a digital representation of the arrangement of rooms, in one storey of a building from a bird’s eye view. It is required for the completion of a DEC, Advisory Report, Audit, EPC and ESOS or when trying to sell or let a property.

What we offer

Compliance365 have experience in producing a variety of floor plans. We offer different levels of floor plans which vary in detail, dependant on your business’s needs;

  • FP1 – A basic floor plan showing layout representation with rooms labelled. This is the most basic floorplan Compliance365 offer.
  • FP2 – A simple floor plan showing layout representation with rooms labelled and detailing the approximate location of windows, doors and stairs in relation to the layout, the doors show the swing direction.
  • FP3 – A floor plan that shows the layout drawn to scale with room dimensions detailed on the plan. The rooms are labelled and the Gross Internal Area (GIA) for the plan is represented on the finished document.
  • FP4 – A floor plan that shows the layout drawn to scale with room dimensions detailed on the plan. Windows, doors and stairs are drawn to scale with measurements taken for site. The rooms are labelled and the Gross Internal Area (GIA) for the plan is represented on the finished document.
  • FP5 – A floor plan that shows the layout drawn to scale with room dimensions detailed on the plan. Windows, doors and stairs are drawn to scale with measurements taken for site. The rooms are labelled and the Gross Internal Area (GIA) for the plan is represented on the finished document. In addition, the Kitchen, Bathroom and Bedroom units are drawn in location with the plug and television sockets drawn based on location.
  • LEASE PLAN – Land Registry compliant floor plan which is a scaled metric drawing depicting the land and building elements which will be included within a lease. It will include:
    • A detailed floor plan at a scale of either 1:100 or 1:200
    • A location plan at a scale of 1:1250
    • A North Point
    • A coloured line highlighting the demise of the subject property
